Stockyards Sold to InterState Partners, LLC
The 29.2 acre Stockyards property was sold to developer InterState Partners, LLC on December 29, 2006. The Stockyards will lease the property until April, 2008. The developer plans to demolish existing structures and ready the site for the construction of approximately 320,000 s.f. of office/warehouse space beginning in 2008. The development will include two lots and four buildings varying in sizes from approximately 50,000 to 95,000 s.f. The project includes adding a new road that would connect Concord Street to BridgePoint Drive. Construction is expected to begin in 2008 with a final completion date estimated for 2011. The HRA received a $250,000 Redevelopment Grant from the Dakota County CDA to assist with demolition costs. It is anticipated that 400 people will work in the facilities.
Central Livestock
Central Livestock will be holding their final cattle auction on April 11, 2008 and will be moving out by April 30, 2008. A big celebration is planned for that day.
Ballistic Recovery Systems
Ballistic Recovery Systems (BRS), a manufacturer of whole aircraft emergency parachutes for recreational and general aviation aircraft has outgrown their current location at Fleming Field. Former barracks buildings have been demolished in order to construct a new 20,000 s.f. facility on the airport property. Construction is expected to begin in late February 2008. The City will own the facility and lease it back to BRS. Greystone Construction is the general contractor on the project.
Foris Development, LLC
The City and HRA signed a three-party agreement with Foris Development, LLC to redevelop the Concord Exchange area into a mixed-use development with residential and commercial uses. The development agreement allows Foris to create a master plan and market the west side of the Concord Exchange area from Wentworth Avenue to I-494.
Senior Housing Project
Dakota Heights the 56-unit senior (55+) housing project located on 15th Avenue North between 3rd and 4th Street North in South St. Paul was completed in June 2007. Applications are available at the Dakota County CDA's office located at 1228 Town Centre Drive in Eagan between the hours of 8 a.m. and 4 p.m. weekdays.
